A tide mark creeping up an internal wall is unsettling, particularly when plaster is flaking and a room feels cold or musty. But before paying for treatment, homeowners need a clear diagnosis. What is the cause of rising damp and what should you do next? The answer may involve moisture rising from the ground, but several more common building defects can produce similar symptoms.
Rising damp is a specific issue, not a catch-all term for every damp wall. The right repair depends on where the water is coming from, how the wall is built and whether moisture has a route to escape. Treating the visible wall without finding that route can waste money and leave the underlying problem untouched.
Rising damp occurs when ground moisture moves upwards through the pores in masonry by capillary action. Most modern homes have a damp-proof course, often called a DPC, built into the walls near ground level. Its purpose is to create a barrier that stops this moisture travelling into the structure.
In theory, rising damp can develop where the original DPC has failed, is absent in an older property, or has been bypassed. In practice, a DPC may be more often bridged than completely defective. Bridging means material or ground levels provide a path around it. Common examples include external soil, paving, render or debris being too high against the wall, or an internal solid floor that meets the wall above the DPC level.
Properties built before damp-proof courses became standard need particular care. Their walls may have been designed to manage small amounts of moisture through breathable materials, such as lime mortar and lime plaster. Applying dense cement render, waterproof coatings or unsuitable paints can trap moisture and make the wall appear worse.
A genuine rising-damp problem is usually limited to the lower part of a ground-floor wall. It can occur on internal partitions too, especially where those walls sit directly on a damp sub-floor or solid ground. It does not usually cause a wet patch high on a wall or a problem that becomes dramatically worse after heavy rain.
Typical signs include dampness starting at the base of a wall, deteriorating plaster, peeling finishes, and white, powdery deposits known as salts. These salts can be carried from the ground and remain behind as water evaporates. Skirting boards may soften, become stained or show decay where persistent moisture has affected timber.
A horizontal stain or discolouration band can also be a clue. Often called a tide mark, it may appear up to around one metre above floor level, although the height varies with wall construction, evaporation and the amount of moisture present.
These signs are useful, but they are not proof on their own. Salts and damaged plaster can remain long after a moisture source has been resolved. Equally, a damp meter reading taken on the surface of a wall is an indication for further investigation, not a diagnosis. Some meters react to salts in old plaster and may suggest moisture where the wall is no longer actively wet.
A careful inspection should rule out other causes before work is specified. Penetrating damp, for example, enters through defects in the outside of the building. Cracked render, damaged pointing, leaking gutters, blocked downpipes, faulty flashings and poorly sealed openings can all allow rainwater into a wall. Its pattern is often localised and may worsen after wind-driven rain.
Condensation is another frequent culprit. It forms when warm, moisture-laden indoor air reaches a cold surface. Black mould, water droplets on windows, mould behind furniture and issues in corners or around window reveals are more characteristic of condensation than rising damp. Bathrooms, kitchens, bedrooms and poorly ventilated rooms are common locations.
Leaks from plumbing, heating pipework, appliances or drains can also saturate walls and floors. A leak may be concealed for some time, particularly beneath a suspended timber floor or behind kitchen units. If dampness is concentrated close to a bathroom, radiator pipes, a washing machine or an external drain, this should be investigated.
In homes with suspended timber floors, poor sub-floor ventilation can create a separate but serious moisture problem. Blocked air bricks, raised paths and inadequate airflow can allow moisture to build beneath floorboards, putting joists and timber at risk. This may occur alongside a bridged DPC, but it requires its own remedy.
Start outside. Check whether soil, flower beds, paving or decking sit unusually high against external walls. As a general rule, external ground levels should be below the damp-proof course, commonly by about 150mm, although site conditions and building design should always be considered. Do not simply excavate around a property without checking drainage, foundations and adjacent surfaces.
Look at gutters, downpipes, gullies and drains while it is raining, if it is safe to do so. Overflowing gutters, leaking joints or standing water against the wall are practical faults that should be corrected first. Also inspect brickwork, pointing, render and window seals for cracks or gaps that could admit rain.
Inside, note the position and pattern of the damage. Is it confined to the lower section of a ground-floor wall? Is there visible mould, a plumbing connection nearby, or a clear relationship with rainfall? Take dated photographs and make a note of any changes after wet weather, heating use or ventilation improvements. This evidence will help a professional assess the issue properly.
Avoid rushing to inject a chemical DPC or replaster a wall because a single symptom appears to fit. Such work can be appropriate in some buildings, but it is not a universal answer. If the actual cause is a high path, defective rainwater goods, condensation or a leak, the treatment will not resolve it.
For persistent or extensive dampness, instruct an experienced, suitably qualified professional to inspect the property. Ask for the cause to be explained in plain language, along with the evidence supporting it. A useful report should distinguish between observations, likely causes and recommended remedial work.
The surveyor or tradesperson should consider the building as a whole: external ground levels, rainwater disposal, wall construction, ventilation, floor type, internal finishes and plumbing. In an older solid-wall home, they should also consider whether historic alterations have affected the building’s ability to dry.
It is sensible to obtain more than one opinion where substantial work is proposed. Compare the scope of work rather than choosing solely on price. One quotation may include correcting external defects and replacing salt-contaminated plaster, while another may cover only an injected DPC. They are not necessarily equivalent solutions.
Ask who will carry out each element, what materials will be used, how dust and disruption will be managed, and whether replastering must wait until the wall has dried. Drying can take time, and redecorating too early can lead to further staining or finish failure. Written quotations, clear timescales and a stated approach to any unforeseen findings all support a better-managed project.
The order of work matters. First remove or correct the moisture source, whether that means lowering a path, repairing drainage, clearing air bricks, fixing rainwater goods or addressing a leak. Only then should the affected wall be repaired.
Where a new DPC is justified, associated plasterwork may need removal because ground salts can remain within it. The replacement system should suit the building and the diagnosis. In traditional properties, breathable repair materials may be preferable to dense modern finishes. A skilled plasterer or damp specialist can advise, but the recommendation should be based on the wall’s construction rather than a one-size-fits-all specification.
Do not cover symptoms with waterproof paint, new skirting or furniture placed tightly against the wall. These measures can conceal progression, restrict airflow and make future assessment harder. Give repaired areas adequate time to dry, ventilate rooms sensibly and monitor the wall through different weather conditions.
Damp diagnosis can involve several trades, including building surveyors, drainage specialists, roofers, plumbers, bricklayers and plasterers. The right choice depends on the likely cause. A roofer may be best placed to repair defective flashings, while a plumber should investigate a suspected leak. If the cause remains uncertain, an independent building survey can be a sensible first step before commissioning remedial work.
Choose a tradesperson who is willing to inspect properly, explain alternatives and provide a written scope. Be cautious of anyone who declares a major treatment necessary without looking at the exterior, checking drainage or considering condensation and leaks. A damp wall is not a problem to ignore, but it is also not a reason to panic.
